Behind on payments? Understand your options early.

Before choosing a sale, get a clear picture of what you owe, what the property could sell for and what keeping the home would require. We help with the real estate side of that comparison across Silicon Valley.

Have you received a notice or sale date?. Contact your servicer, trustee or attorney promptly to confirm the status and deadlines. A website inquiry, a listing or a purchase offer does not itself pause foreclosure.

Do I have to sell if I am behind on my mortgage?

Selling is one possible path, not an automatic next step. Contact your mortgage servicer about available assistance and speak with a HUD-approved housing counselor. If you are considering a sale, a local pricing and net-proceeds review can help you compare it with the other options you are exploring.

Start with two separate conversations

Your servicer or housing counselor addresses mortgage assistance. Your real estate advisor assesses the property and the market. Keeping those roles clear helps you compare choices without treating a listing as the only answer.

Ask your servicer what information is needed, which options are available for your loan and how to confirm any agreement in writing. Use the contact information on your mortgage statement.

Compare a likely sale with the actual costs

A list price is not the amount you take home. A selling review should account for the expected price range, mortgage payoff, other liens, selling expenses, preparation and moving costs. Payoff and title information must be confirmed with the responsible professionals.

In Sunnyvale, San Jose or Palo Alto, comparable homes can perform differently because of condition, lot, layout and competing inventory. We use relevant recent sales and current competition rather than promising an automated valuation.

Prepare a workable property plan

If selling becomes your preferred path, choose preparation that fits the time and funds available. We can discuss an as-is presentation, a limited repair plan and a marketing schedule that makes the tradeoffs visible.

If expected proceeds may not cover secured debt and costs, lender approval or other arrangements may be needed. Bring those questions to your servicer, attorney and tax advisor before relying on a sale scenario.

Before the first conversation

  • Keep mortgage notices and record the contact information for your servicer.
  • Ask about home-retention options and a HUD-approved counselor.
  • Confirm the current status of any default or trustee-sale notice.
  • Compare estimated proceeds with payoff, liens, expenses and moving costs.
  • Choose a preparation budget only after reviewing timing and alternatives.

Questions before you decide

Is a pre-foreclosure consultation the same as loan modification help?

No. We provide property pricing, preparation and sale representation. Your servicer and a qualified housing counselor handle assistance options; an attorney advises on legal rights and deadlines.

Can I sell a Silicon Valley home as-is?

An as-is sale can be considered, but condition, buyer financing and required disclosures still matter. We compare the likely marketing tradeoffs with a limited preparation plan before you decide.

Will listing my home stop a foreclosure?

No. Listing alone does not stop foreclosure or change a sale date. Confirm any change directly with the servicer, trustee and your attorney.
