A clear plan when selling gets complicated.
A missed payment, a family transition, an inherited home or a listing that has gone quiet calls for a different conversation. Start with your situation, understand the decisions ahead and speak with a local Bay Area advisor when you are ready.
A property plan built from the facts
Clarify your timing, representation status and the authority to sell. Compare local sales, condition, preparation costs and likely proceeds, then decide on an authorized next step.
Questions before you decide
Can I talk through my options before deciding to sell?
Yes. Start with a conversation about the property, your timing and the decisions you need to make. A real estate consultation does not commit you to listing. Mortgage relief, legal rights and tax questions belong with your servicer, housing counselor, attorney or CPA.
Which Silicon Valley communities do you serve?
Nikolaenko Property Group serves the Peninsula and South Bay, including Palo Alto, Menlo Park, Redwood City, Los Altos, Mountain View, Sunnyvale, Cupertino, Santa Clara, San Jose, Saratoga and Los Gatos, with broader Bay Area support by arrangement.
What if I already have a listing agreement?
Tell us that you are represented. Review the agreement, expiration, cancellation terms and any continuing obligations with your current broker or attorney. We confirm the right to represent you before taking on a new listing.
Do I have to share financial or legal documents to start?
No. The initial inquiry asks only for a name and email, with optional context. Do not send loan account numbers, court filings, identity documents or private family records through the website form.
