What is sunlight analysis in real estate?

Sunlight analysis measures how much direct sun a property receives across the day and year based on the sun path, the home's facing direction, and shadows cast by nearby buildings and terrain.

What does facing direction mean?

Facing direction is the compass bearing (0° = North) the front of the home points toward. A south-facing (180°) facade receives the most direct sunlight in the Northern Hemisphere.

What is true solar time?

True solar time is measured from the sun's position in the sky, not clock time. Solar noon is when the sun crosses the meridian at your longitude, SunPath IQ reports sunrise, solar noon, and sunset in true solar time.

How is the Daylight Score calculated?

Day length (0–40) + peak sun altitude at solar noon (0–30) + facade orientation relative to the sun (0–30) = a 0–100 score.

Does a T-junction affect sunlight?

Not directly, but it often leaves the facade unshielded, increasing direct sun and glare. In Feng Shui the same configuration is called a poison arrow or sha chi.
