A Silicon Valley luxury home deserves more than a comparison of bedrooms and asking prices. Two properties in the same city can differ materially in usable land, privacy, permits and ongoing costs. Compare recent closed sales with similar lots, condition and location. Old Palo Alto, Menlo Park, Atherton and Saratoga are not interchangeable markets, and even neighboring streets can have different access, traffic and surroundings. Confirm commute routes at the times you travel and verify school assignments with the district. Neither a school assignment nor future resale performance should be assumed from a listing.

For estate and hillside properties, investigate usable land, slope, drainage, access and recorded easements. Ask the local planning department about setbacks, tree protections and restrictions before counting on an addition, pool or guest house. A large parcel does not automatically mean a larger permitted building envelope.
